Commercial Roofing Project Manager  Location: Raleigh, NC

 Salary: $90,000–$120,000 + Performance Bonuses

Our client—an industry leader in commercial roofing, waterproofing, and restoration—is seeking an experienced Project Manager to lead large-scale, technically demanding projects across the Raleigh region. From hospitals to government buildings, your leadership will drive results where safety, quality, and minimal disruption are non-negotiable.

What You’ll Lead:

• Multi-Million Dollar Projects: Manage roofing, waterproofing, and restoration scopes valued at $5M+ across occupied facilities like hospitals, schools, and public-sector buildings.
• Cross-Functional Teams: Oversee subcontractors, suppliers, and internal crews to deliver projects on time and on budget.
• Safety-First Execution: Uphold OSHA standards and site-specific safety protocols to ensure zero-compromise job sites.
• Strategic Oversight: Identify risks early, develop mitigation plans, and adapt to evolving site needs with agility.
• Post-Project Excellence: Analyze outcomes and cost-performance data to drive continuous improvement.

What You Bring: 

• Experience: 5+ years managing complex commercial roofing or envelope restoration projects. Experience with TPO, EPDM, PVC, metal roofing, and waterproofing systems required.
• Leadership & Tools: Confident using Procore, Edge Estimating, and Microsoft Office. You lead with clarity and keep projects moving with tight coordination.
• Certifications: OSHA 30 required; EM 385 and LEED credentials a plus.
• Education: HS Diploma or GED required; a degree in construction management or related field is a strong asset.
• Bonus: Experience with occupied facility work—minimizing disruption while keeping teams productive and safe.
